Four things we hear on almost every first call in this sector. If two or more sound familiar, the fix is usually structural rather than a bigger budget.

  • The homepage carries available units, a rent payment button and a maintenance form, because residents ask for those daily. The revenue that grows the company is doors under management, and an owner comparing managers never finds a fee structure, a leasing fee against a renewal fee, or one sentence written to a landlord.

  • Anything offering a place to live falls under HUD rules. Meta forces the Housing special ad category, which strips detailed targeting, restricts age and gender and imposes a minimum radius, and Google applies its own housing restrictions. Listing copy that says perfect for young professionals is a Fair Housing problem, not a style choice.

  • An association is run by volunteers who rotate, so the manager explains the arrangement again to a new president most years and the contract goes back out to RFP. Boards now score on documents: are the dedicatory instruments online, can owners find minutes and budgets, does the management certificate filed with TREC match reality.

  • Nobody buys flooring, shutters, motorised shades or a whole room from a web page — it is priced after somebody measures. So the form's only job is filling an appointment worth driving to, and a name, an email and tell us about your project sends estimators to houses with no stair count, no subfloor detail and no budget in mind.

  • Dealer agreements and minimum advertised pricing from the likes of Hunter Douglas, Shaw, Mohawk and Stressless stop a showroom listing a number. Most dealers answer by publishing nothing at all — a manufacturer PDF, a gallery and Call for Details — and lose the shopper who only wanted to know the scale of the decision before booking a morning off work.

  • A Control4 or Lutron project ends at handover, a pool gets filled, a system is armed, and the recurring side — the support plan, the weekly route, the maintenance contract — is never sold on the same page. Route work compounds the problem: stops only earn when they cluster, yet spend is bought across a whole metro and the map fills with scattered addresses that cost an hour of drive time each.
