Four things we hear on almost every first call in this sector. If two or more sound familiar, the fix is usually structural rather than a bigger budget.

  • Property management plus a city name is typed by a landlord deciding who to hire and by a resident trying to pay rent, and both are shown the same page. Win that term with a site built for residents and the phone fills with the audience that costs you money instead of the one that adds doors.

  • Between eight and five the office is handling a dead cooler, a lockout and three arguments about a late fee. An owner comparing three managers rings, gets voicemail, and calls the next name on the list. That single missed call was worth more than everything else answered that morning.

Texas requires a management certificate filed with TREC, and boards scoring proposals now check whether your other communities actually have their documents posted where owners can reach them.
