Four things we hear on almost every first call in this sector. If two or more sound familiar, the fix is usually structural rather than a bigger budget.
The free brokerage website runs on their domain, their template and their analytics. Every page you write builds their authority, enquiries route through their system before yours, and the week you hang your licence elsewhere the URLs die and the reviews stay put. Agents usually discover this mid-move, which is the worst possible week to start again from nothing.
A buyer searches an address, lands on Zillow, Realtor.com or Homes.com, and the enquiry goes to whoever is paying for that ZIP code — often to you, at a referral fee taken out of the commission at closing. It works, which is why it is hard to stop. It also means the pipeline is rented, the cost per closing moves whenever a portal changes its programme, and the relationship begins with somebody else's brand on it.
Most IDX arrives as an iframe or a client-side widget, so search engines see an empty container where the listings should be. The installs that do render often publish thousands of near-identical detail pages competing with each other. Add the display rules — listing broker attribution, refresh frequency, seller opt-outs, what may be shown on a public site against a VOW — and IDX becomes an architecture decision rather than a plugin choice.
A portal lead, a sign call and a site enquiry all land while you are stood in somebody's kitchen at an inspection. The form emails an inbox, the alert is buried under twelve others, and by the evening the buyer has already spoken to two other agents. Teams add round-robin routing and still lose them, frequently because the automated text never arrived at all — the number was never registered for A2P 10DLC and the carriers filtered it silently.
Neighbourhood content is the one place an agent can beat a portal, and most of it is a paraphrased encyclopaedia entry over a stock skyline. What ranks carries subdivision names, HOA and assessment reality, commute times and current market conditions — written inside Fair Housing wording, because safest area and best schools reads as steering. Texas is a non-disclosure state, so sold figures come from the MLS under its display rules or they do not appear.
TREC governs what an agent may publish: the broker's name in advertising, the Information About Brokerage Services form and Consumer Protection Notice reachable from the first page of a business website, licence numbers, and team names that must carry team or group without reading like a separate brokerage. Since the NAR settlement moved compensation off the MLS and put a buyer representation agreement before the tour, the wording on a buyer page is a compliance question, not a copywriting one.
